1.       Before using No Brokers Please (NBP) site, we require full compliance with the terms of use. If you cannot or will not comply with our terms of use, you are prohibited from accessing this web site in any manner. By using this site you are agreeing to be bound by these terms of use.
2.       NBP provides a marketing forum and in no way represents the property sellers listing properties for sale on this site.  All information presented on this web site is provided on an "as-is" basis. No warranty, express or implied, regarding the accuracy, completeness or correctness of any of the information available on this site is made. Any and all information regarding properties for sale presented on this site is the sole responsibility of the property seller. Verification of the information for any property in which you may be interested is your responsibility alone.  We are not liable for seller information.
3.       This site is not for use by real estate agents or brokers. Under no circumstances may any site visitor solicit an agency relationship with a property seller on this site. Further, site visitors may not offer to sell property sellers any goods or services.
4.       Any non-owner that posts a property on this site will be removed and no refund will be given.
5.       All Sales are final! 
6.       110% guarantee applies to one property and/or one applicant. It cannot be transferred or utilized by anyone violating the terms of No Brokers Please.   It is only valid once per person or property – cannot be used multiple times (regardless of how many times you sign up). Allowable timeframe for utilization is 7 days from Sign up. After this period, said offer will cease to be applicable. You may not sign up and immediately cancel. Written explanation on why canceling is needed to determine if applicable for rebate.
7.       All coaching will be via EMAIL only to reduce your costs. Phone calls will not be returned.
8.       You may not modify copy, reproduce, transmit, distribute, publish, create derivative works from, display or otherwise transfer or commercially exploit any of the content, in whole or in part. Property sellers may print as many copies of their own listing as they deem necessary to promote the sale of their property.
9.       Users and visitors acknowledge that they do not acquire any ownership rights by downloading copyrighted material. 
10.   You agree that you will not use any device, software, script or routine to circumvent our standard navigational structure, or to attempt to gain access to areas you are not authorized to access.
11.   You agree that you will not take or cause any action that imposes an unreasonable or disproportionately large load on our servers or our infrastructure.  Links to No Brokers Please database or search results constitute unauthorized use of our servers and our infrastructure.
12.   All real estate advertised on this web site is subject to the Federal Fair Housing Act of 1968 which makes it illegal to advertise "any preference, limitation, or discrimination based on race, color, religion, sex or national origin or intention to make any such preferences, limitations or discrimination." NBP will not knowingly accept any advertising for real estate which is in violation of the law.
13.    If you are found to have violated the Fair Housing Act, you will be removed from the site without a refund.
14.   Any purposely misleading or deceiving materials will be removed or your listing will be removed. You agree to a fair and honest presentation of your property.
15.  Violation of any terms will result in removal and no refund of funds paid.
16.   All NYT Ads will be posted and edited by No Brokers Please w/NBP logo.  Seller will provide content and edits to NBP and NBP will make all changes.
17. MLS option is only good for the length of your property posting membership.
18.  MLS option owner will need to offer 2.5% or more commission.
19. MLS option - you will be listed under Demsker Realty, we will forward all inquiries and update the listing for you.
20. MLS option - you must honor brokers who send their customers to your opoen houses unaccompanied.
